| Project Overview:
Harris Court is Eden Housing, Inc.’s (EHI) first scattered site acquisition and rehabilitation project. The 24 units purchased by EHI have been remodeled with new bathrooms, kitchens and finishes as needed. Two play areas will be built to serve the children of resident families. The installation of new landscaping will improve the image of the entire cul-desac. Rents for all units will be, on average, affordable to households at 40% of median income (approximately $24,000 a year for a family of four). Long term professional housing management will be provided by Eden Housing Management Inc.(EHMI), EHI’s affiliated property management company which will provide services for residents. This project will also be the first scattered site project for which EHMI has provided professional management. |

Project financing will consist of a combination of federal, state, local and private sources: Tax Credits - $1,500,000 HOME Funds - $825,000 Local Resources - $275,000 (City of Hayward’s Low and Moderate-Income housing fund) SAMCO - $491,000 SAMCO (AHP) - $90,000 Union Bank of California - $1,821,000 (Construction loan) |
